Rancho Viejo had always been a very Interesting Market “ it has done very well in the past but recently this seems to be hitting brakes and have challenge times. Rancho Viejo happens to be more dramatic since is constantly being affected both by Local and National Factors “ though demand has substantially been reduced but Builder had pumped up more inventories “ I guess builder is still making money though some home owners are loosing money.

 

As per Santa Fe MLS Data “ as of June 4, 2008, 12.10 AM “ Rancho Viejo has 74 active listed properties starting as low as 229K and going up to 985K. High-end is little abnormal since Median is little 399K while Average Days on Market is 186 days. Per Square Feet Average is $ 205    now comparing this with 9 pending properties currently, you shall see Sq. Feet Average is 182 to 199 Dollar a feet and the median is somewhere between 299K and 399K.

 

On the sold side there are only 29 properties sold in last six months with 205 Days on Market while per square Feet Average of 202 “ 218. It used to be a deal if per square feet used to close to 200 now it™s more of a Norm.
